A classic family neighborhood nestled along the base of Mount Sanitas
Centered around North Boulder Park and tucked along the foot of Mount Sanitas, this beautiful neighborhood is a mixture of classic brick homes, farm cottages, and luxury, new construction builds. Much of the northern part of town is highly rustic, with large lots and apple orchards dating back over 100 years.
Newlands was established in the 1870s as one large apple orchard. Eventually, the land was divided up for sale, but residents and visitors can still see the original apple trees dotting the community today. Newlands is very walkable, and it is common to see families out together, walking, jogging, biking, and spending time with pets.

Local Lifestyle
Newlands has easy access to hiking trails via Mount Sanitas and the Red Rock Trail Network, which connects directly to the neighborhood. North Boulder Park is an active community center, and residents can often be found cycling, sharing picnics, playing on the playgrounds, or partaking in a friendly game of baseball in the park’s ball fields. In the winter, the Nordic Club ensures everyone enjoys a plethora of winter activities.
Many of the homes in Newlands are older properties and are gradually being restored and brought to the standard of newer construction homes in the area. As you meander through this pedestrian-friendly community, you will find the neighborhood to be friendly, welcoming, and the true epitome of small-town living.

Things to Do
North Boulder Park is the heart of the Newlands community. This large, open green space has an amazing view of the Flatirons, two baseball fields, a half basketball court, a ping-pong table, and fitness equipment. It is a popular picnic destination, and the community gathers here regularly for festivals and neighborhood events.
For a day of moderate and scenic hiking, head to
Mount Sanitas Trailhead. This well-maintained trail has two loop options, which result in a two to three-hour hike. The trails are worth the climb, as both sites at their peaks boast incredible views.
The Museum of Boulder showcases the history of Boulder and the surrounding Colorado area. There are many interactive, hands-on exhibits for adults and children, and the museum hosts events throughout the year, including summer camps and concerts.
Not far from this wonderful neighborhood lies Boulder's downtown area and the famed Pearl Street Mall. This historic area is buzzing with activity and is home to some of the finest art galleries, boutiques, and restaurants the Front Range has to offer.
